Sump pump technician repairing a basement sump pit in Troy, Michigan

About Sump Pump Repair Guys in Troy

We repair sump pumps and nothing else. No waterproofing upsell, no membership plan. You get a diagnosis, a written price, and a full-cycle test before we leave.

Two things are worth knowing in Troy before you spend anything. What the plumbing code actually requires of your setup, and the fact that Michigan law lets you file a claim in certain sewer backup cases.

What the code requires, and what most installs skip

Go and look at your own pit. Michigan plumbing code asks for four things here, and the second valve is the one that is usually missing.

Sump covered, vented Pump Check valve Full open valve on the discharge side Both valves must be reachable. Access is part of the requirement.
Michigan plumbing code sequence. A check valve alone does not meet it.
  • 01

A second valve, not just a check valve

Code calls for a check valve and a full open valve on the discharge side of it, between the pump and the gravity drainage system.

  • 02

You have to be able to reach them

Access must be provided. Valves sit above the sump cover, or where the pipe runs below grade, in an accessible pit with a removable cover.

  • 03

The pit is covered and vented

A sump receiving building subdrainage is meant to be tightly covered and vented, not left open to the basement.

  • 04

Storm water stays out of the sanitary

County rules bar yard drains, patio drains, catch basins, downspouts, weep tile and footing drains from discharging into any sanitary sewer.

Winter is the real test

A pump can be perfect and the basement still floods, because the water has nowhere to go. A discharge line that sits above the frost line freezes solid in the season it is needed most.

Ground surface Frost line Above it, freezes Below it, stays clear
The same pump, two outcomes. Burial depth and pitch decide which one you get in January.
  • Michigan law may let you claim

Public Act 222 of 2001 provides that in certain circumstances agencies owning or operating sewers may be held liable for a backup or overflow, including basement flooding.

  • There is a form for it

Oakland County publishes a basement flooding claim form under that act. Worth knowing before you assume a sewer backup is simply your loss.

  • Clay and flat ground do not help

Water that cannot soak away travels along the looser backfill beside the foundation instead, straight to the footing drains and the pit.

  • Storms take the power too

The weather that fills your pit is the weather that cuts the supply. A backup system only counts if the battery is load tested, not just checked for voltage.

What we repair

  • 01

    Float switch

The most common failure. If it runs when you lift the float by hand, this is it.

  • 02

    Check valve

Failed valves drop the discharge column back into the pit seconds after shutoff.

  • 03

    Impeller and motor

Grinding, humming or tripping. We test under load before recommending replacement.

  • 04

    Pit and basin

Cracked, silted or undersized basins short-cycle every pump fitted into them.

  • 05

    Frozen discharge lines

Thawed and cleared, then re-pitched and re-routed so the same freeze does not repeat next winter.

  • 06

    Backup systems

Battery load testing and changeover checks, because storms take the power out.

Troy sump pump questions, answered

Can I claim for a sewer backup?

Sometimes. Public Act 222 of 2001 provides that in certain circumstances agencies that own or operate sewers may be held liable for an overflow or backup, including basement flooding. Oakland County publishes a claim form for it.

My setup only has a check valve. Is that enough?

Code asks for more. There should be a check valve and a full open valve on its discharge side, between the pump and the gravity drainage system, and both need to be accessible.

Why does my line freeze every winter?

Because it sits above the frost line, drains slowly, or terminates somewhere that lets water stand in the pipe. Ice then blocks it completely and the pit fills while the pump keeps running.

Should my sump pit be covered?

Yes. A sump taking building subdrainage is meant to be tightly covered and vented. An open pit also lets debris in, which is a common cause of jammed floats and blocked intakes.

Can my downspouts drain into the sewer?

No. County rules bar downspouts, yard drains, patio drains, catch basins, weep tile and footing drains from discharging into any sanitary sewer, directly or indirectly.

How fast can someone come out?

Same day across most of Oakland County, and after hours when water is already coming in. Most parts-level repairs finish in the same visit.
