Sump pump technician repairing a basement sump pit in Westland, Michigan

About Sump Pump Repair Guys in Westland

We repair sump pumps and nothing else. No waterproofing upsell, no membership plan. You get a diagnosis, a written price, and a full-cycle test before we leave.

Some of the flooding around Westland is deliberate. The parkland along the Rouge is built to take water so neighbourhoods do not. Your basement was never part of that plan.

Where Westland’s water actually goes

Tonquish Creek runs through the city and feeds the Rouge. Between them sits a stretch of parkland designed to flood on purpose.

Tonquish Creek through Westland Floodplain parkland closed in heavy rain, and that is deliberate Rouge River and onward The park absorbs the surge. Nothing upstream of it does.
Flooding by design along the Middle Rouge protects the wider watershed. It does nothing for a basement.
  • By design

The park is the relief valve

The parkland along the Middle Rouge is a floodplain in its entirety, and sections close to the public during heavy rain because that is exactly what they are there for.

  • Long known

    Studied since the 1970s

Federal flood hazard analyses covering Tonquish Creek and its tributaries were prepared with the City of Westland decades ago. This is old, well-documented ground.

  • Check it

    There is a public gauge

Tonquish Creek is monitored at Wayne Road near Nankin Mills, and the readings are public. If you live low, it is worth knowing before a storm rather than after.

  • Your side

None of it drains your pit

Regional flood control moves river water. Groundwater against your foundation is a separate system, and it only has one way out.

Why the ground cannot take it

In this part of the Rouge watershed, close to a fifth of the land is hard surface. Roofs, drives, roads and car parks shed almost everything that lands on them.

Every 100 acres of the subwatershed Around 20 sheds water instead of absorbing it
Rain that cannot soak in has to go somewhere. Some of it ends up beside your foundation.
  • Flat ground makes it worse

Western Wayne County has little fall to work with, so water sits rather than running off, and clay underneath slows what little soaks in.

  • Spring is the hardest test

Frozen ground absorbs nothing, so melt and rain arrive together with nowhere to go. Pumps that coped all summer fail in March.

  • Downspouts are the cheapest fix

Roof water landing next to the wall goes straight back to the footing drains and into the pit. Extending them costs less than any service call.

  • Older clay laterals crack

Many homes here still have clay sewer pipe, which roots find and joints open. A camera answers it in one visit rather than three snakings.

What we repair

  • 01

    Float switch

The most common failure. If it runs when you lift the float by hand, this is it.

  • 02

    Check valve

Failed valves drop the discharge column back into the pit seconds after shutoff.

  • 03

    Impeller and motor

Grinding, humming or tripping. We test under load before recommending replacement.

  • 04

    Pit and basin

Cracked, silted or undersized basins short-cycle every pump fitted into them.

  • 05

    Discharge line

Blocked, crushed, frozen, or terminating where the water simply returns.

  • 06

    Backup systems

Battery load testing and changeover checks, because storms take the power out.

Westland sump pump questions, answered

The park floods every spring. Should my basement too?

No. The parkland along the Middle Rouge is a floodplain by design and closes during heavy rain on purpose, which protects the wider watershed. It does nothing for groundwater pressing against your foundation, and that is a separate job.

Can I see how high the creek is?

Yes. Tonquish Creek is monitored at Wayne Road near Nankin Mills and the data is public. If you are in a low-lying street, checking it before a storm is more useful than reacting after one.

Why does my basement flood in March rather than in summer storms?

Frozen ground absorbs nothing. Melt and rain arrive together and travel along the looser backfill beside the foundation straight to the footing drains. It is the hardest week of the year for any pump.

What is the cheapest thing I can do myself?

Extend the downspouts. Roof water landing next to the wall soaks back down to the footing drains and into the pit, so the pump ends up moving the same water repeatedly. Moving it away costs less than a service call.

My drains back up when it rains hard. Is that the pump?

Probably not. Sewage or dirty water coming up through a floor drain points at the sewer or your own lateral. Older clay laterals crack and take roots. Clean water rising in the pit is the pump’s job.

How fast can someone come out?

Same day across most of Wayne County, and after hours when water is already coming in. Most parts-level repairs finish in the same visit.

The park was built to flood. Your basement was not.

Emergency repair, diagnostics, pit and valve testing, or a dry-weather inspection. Serving Westland and all of Wayne County.
